What is Custom Build

Custom build is a relatively new concept in the UK. It can be a small parcel of land solely dedicated to custom build plots, or it can be part of a larger development where a certain area has been designated to custom building.

Both options sit under the same principles, providing serviced plots, whereby the plot purchaser is able to have input into the design and planning of their own home right from the outset.

To satisfy the definition of custom build under the Housing & Planning Act 2016, the individual plot purchaser must be actively involved with the complete house design. With this in mind, making minor changes to existing house plans is not accepted as custom-building. For example, adding a different style porch, adapting a kitchen or even relocating an internal wall does not meet the legislative guidelines.

What is the Self-Build and Custom Housebuilding Act 2015

The Self-build and Custom Housebuilding Act 2015 (as amended by the Housing and Planning Act 2016)* provides a legal definition of self-build and custom housebuilding. The Act does not distinguish between self-build and custom housebuilding and provides that both are where an individual, an association of individuals, or persons working with or for individuals or associations of individuals, build or complete houses to be occupied as homes by those individuals.

In considering whether a home is a self-build or custom build home, relevant authorities must be satisfied that the initial owner of the home will have primary input into its final design and layout.

Off-plan housing, homes purchased at the plan stage prior to construction and without input into the design and layout from the buyer, are not considered to meet the definition of self-build and custom housing.
