About

How we work with you

As part of our service we purchase your custom build plots thereby satisfying the section 106 obligations on your behalf.

  • We create the design code and layout for custom build
  • We create the build rules and plot passports for each individual plot
  • We create concept house designs for each individual site
  • We assess the market value for each plot using our plot valuation tool mechanism and purchases the plots from you at an agreed price
  • We create the sales, marketing & promotional strategy and act as the selling agent for each plot as well as providing legal contracts and ancillary packs.
  • We facilitate affordability checks / finance & mortgage advice for plot purchasers
  • We become the site compliance surveyor, co-ordinating with main site activity compliance with planning conditions and site inspections

Site Layout

We create an efficient layout on your behalf making sure plots are desirable to plot purchasers who want to build their own home. As well as ensuring homes can be constructed when plots either side have already commenced or are habited.

Design Code

We create a comprehensive design code referencing the custom build parcel in context to the main site design code and site-wide conditions.

Plot passports

Each plot passport produced by us applies the guidance of the design code to each individual plot. It identifies extent of ownership, garden and build zones, driveway and parking areas, landscape requirements, primary frontage, and boundary treatments plus many other details


We create concept house designs for every site

We have a catalogue of individually designed houses to use as inspiration to help develop ideas.

Collaborative approach

We work collaboratively with developers, planning consultants, plot purchasers and other stakeholders.

Single point of contact

We act as the selling agent, arranging for all legal packs and contracts for plot sales. To conclude all matters for exchange and completion we will co-ordinate the custom build of all plots.

Plot Valuations

Potton uses a plot valuation tool to agree the serviced plot's market value, and agrees to purchase the plots from the you.

Exclusivity Agreement

Our Exclusivity Agreement with you the developer and us underpins the basis of our custom build delivery model to protect both parties.
