By working with the existing master plan or even as early as the outline planning stage, we can take an experienced review of the custom build site location and positioning to:

Local community engagement

We understand that communities need to feel fully engaged with new housing plans within their neighbourhoods. Which is why we like to keep all stakeholders informed as part of our service and to involve local community engagement at an early stage to help assist with the process of  planning permissions.

Professionally Prepared Design Code

We will create an efficient layout, reflecting the custom build parcel relative to the main site masterplan. Providing access to individual purchasers to build their home from a range of plot sizes and build zones, giving them the opportunity to have primary input into the design in accordance with the legal definition relating to custom build.

Our service includes a comprehensive design code, referencing the custom build parcel in context to the main site design code and site-wide conditions.

Submitted as a Reserved Matters Application or similar, this provides the local planning officer the opportunity to establish guidelines for massing, height, form, principal elevations, boundary treatments and material choice as well as rules for parking, refuse and cycle storage amongst other criteria.

Conditional approval allows for a bespoke dwelling design choice on behalf of the purchaser, thereby early on, meeting the planning officers expectations.
